Upon instruction we’ll visit the tenant on your behalf, typically in order to advise of the required possession of the property, and to issue a notice, in order to gain legal possession of the property. Further action will involve attending court on your behalf, giving you the peace of mind that your property problems are in the safest possible hands and are being dealt with as if it were our own property.
This is all done in four simple steps
- Step 1 – We will serve the notice to the tenant
- Step 2 – We will prepare the paperwork for the court
- Step 3 – Attend court if needed
- Step 4 – Attend the eviction with the bailiff at the property, and change the locks once completed.
We will not charge any fees for the time involved in both the negotiations with the tenant and the paper work involved in serving the tenant their notice. Additionally, should we need to take further action toward the tenant and attend the court; we will not ask you to cover the cost of the court fee, £280, and the bailiff’s fee £110.00.
This free eviction service will only be provided on the condition that we will manage your the property on your behalf, having agreed to a rental price and contract prior to the eviction.
We will cover all the legalities and costs for this service, if you will agree to allow us to manage the property on our ‘guaranteed rent scheme’ after the eviction has taken place, our ‘guaranteed rent scheme’ will guarantee your income for a fixed period of 3 years.
Our guaranteed rent scheme also has no fees attached.
